🏠 From Listing to Sold: The Stagency Method

Where design meets strategy — and listings meet their buyers. When a buyer walks into a home, they decide how they feel before they decide what they’ll offer. That’s where The Stagency comes in.We’re not just decorators — we’re strategists who understand real estate, buyer psychology, and design that sells. Our process is refined, proven, and personal. Here’s exactly how we take a home from listing to sold — the Stagency way.

Step 1: Connect With Us

The first step is easy — just reach out via phone or email. Our Client Services Lead, Maira, will take it from there. She’s been with us for eight years and is an absolute pro — professional, kind, and incredibly knowledgeable about both real estate and home staging. Whether you’re an agent, homeowner, or developer, Maira will walk you through the process, answer every question, and make sure you feel confident from the start.

Step 2: The On-Site Walkthrough

Next, we’ll schedule an in-person walkthrough with one of our designers and our owner, Tori, and/or Maira. During this visit, we take a full inventory of your property, noting layout, lighting, flow, and architectural features. We’ll also make recommendations for any home upgrades that could maximize your sale price.

And yes, we can handle it all:

  • Flooring, fixtures, and lighting updates

  • Paint and color consultations

  • Kitchen and bath refreshes

  • Small cosmetic fixes that make a big impact

We partner with trusted contractors and crews to get you competitive pricing and high-quality work — all managed through The Stagency, so you don’t have to juggle multiple vendors. Then we’ll determine the best staging style for your property. For San Diego homes, that might mean coastal-casual elegance in Del Mar, modern minimalism downtown, or family-friendly warmth in North County. Our goal is to make your home feel aspirational yet authentic — the one buyers remember after a day of tours.

Step 3: Pricing & Payment Options

Once we’ve crafted your custom plan, we’ll discuss pricing and options to fit every budget. We offer flexible payment solutions, including:

  • Pay-at-escrow options

  • Partial payment plans

  • Financing through Notable

If your listing needs extended staging or stays on the market longer than expected, we’ll make sure your home continues to shine — without blowing your budget.

Step 4: The Design Selection

After the plan is approved, our designer hand-selects pieces from our 10,000 sq. ft. warehouse filled with high-end furniture, art, and accessories.

Every designer on our team has years of experience and a keen eye for current design trends. We consider scale, proportion, and color psychology to make sure each space flows beautifully and complements the home’s architecture.

No random rentals here — every piece is chosen with purpose.

Step 5: Installation Day

This is where transformation happens. Our professional crew arrives with The Stagency truck, carefully unloads, and installs each piece with precision. We treat every property as if it’s our own — using protective coverings, moving pads, and care with walls and flooring. By the end of the day, your home is camera-ready — perfectly styled and ready to make buyers fall in love.

Step 6: Client Happiness Is Everything

We’re not happy until you are. We stay in close communication throughout the process, from design to delivery. If something doesn’t feel right, we’ll make it right. Our goal is simple: every client feels taken care of, every time. At The Stagency, service isn’t an afterthought — it’s the foundation of everything we do.

Step 7: Sold — and the Proof Is in the Numbers

Home staging works.

  • According to the National Association of Realtors, 83% of buyer’s agents say staging makes it easier for buyers to visualize a property as their future home.

  • Staged homes sell up to 30% faster and for 6–10% more on average than unstaged ones.

  • The cost of staging is typically less than 1% of the home’s list price — a small investment that yields a big return.

So whether it’s a $600K condo or a $3M coastal home, staging with The Stagency is one of the smartest moves you can make before listing.

Collaborating With Realtors to Market Every Listing

At The Stagency, we don’t stop once the home is staged — we help you market it beautifully. Our team partners with realtors to create engaging, scroll-stopping social media content that highlights the home’s best features. From curated photo moments to short-form videos and behind-the-scenes reels, we make sure your listing stands out online. Together, we turn stunning spaces into shareable stories that attract more buyers, boost engagement, and drive offers faster.
